Lake Crossing Cookout a success!

We held one of our last events for the summer on Friday - the 3rd Annual Lake Crossing Cookout. We switched it up this year, previously it was a luau but we partnered up with our Millhopper Beef O’Brady’s to make it a cookout (OK, OK so maybe it should have been Irish themed…but hey, we’re all about fusion here in North Central Florida!). We had such an overwhelming turnout as residents came out to mix with their new neighbors and friends. We held a raffle for “Tiki Off My Rent” - a rent coupon, everyone got liei’d upon arrival and we made these great “Freebie in a Bottle” giveaways. Originally we wanted to hold a scavenger hunt for our Little Lake Crossers but the weather was too gloomy. However, that didn’t stop the party from rocking until the sun went down. Oh the wondrous age of technology!

This post goes out to our pal Mike Whaling of 30 Lines. We dug up this old chestnut last Friday while decorating for the Lake Crossing Cookout…stood in a moment of shock before ripping over the covers of this book. It’s called Exploring Careers In The Computer Field (published 1983) by Joseph Weintraub.

And really, we are in no place to scoff. It’s not like we dug up some rare artifact from the revered era known as the 80s. Decades to come our kids will probably be picking up books, jumpdrives…or something even cooler saying, “Gosh! Social Media - what was that. Soo 2000’s!”. Who knows what can happen over the next decade, but we still wanted to share this with you because well…it’s entertaining. At least it gave us a good break from streaming lanterns.

Weintraub goes on to list career types and back-in-the-day programming. That’s fine - what really stood out for us is that the University of Florida IS NOT even on WEintraub’s list for higher-learning, technology institutions…but Valencia CC is (one time for our Orlando/Winter Park properties and our VCC students!)

Come one, come all to the Lake Crossing Cookout!

(We used the “Get Liei-ed” line a few months ago at Spyglass Apartments). This year we’re happy to announce our partnership with Beef O’Brady’s for the 3rd Annual Lake Crossing Luau. We’re taking more of a cookout theme this year and filling the patio with American favorites! Lake Crossing manager, Corey, has promised us the hits from his personal music collection….but we have a bad feeling it will be mostly New Edition or NKOTB but we’ll see. All Lake Crossing residents and friends are welcome, including our little Lake Crossers as this will be a family affair.

This week on CMC-TV…Move In’s!

We wish we hosted real episodes. What great stories do you have to tell behind closed doors at the communities? (Wait…maybe you might want to check with the roommate before sharing!).

We are welcoming new faces and returning friends to our properties this month. We headed out to student-friendly Spyglass over the weekend to bring you a first-hand glimpse of the action taking place during turns. We also caught up with one of our property managers Amy, who gave us tips on how to get your apartment back to rent-ready shape…and of course, avoid missing out on your security deposit reimbursement.

And just in case this hasn’t already crossed your mind, take a look at the checklist below. Depending on how many you can answer…you may have to revisit your front office.

MOVE - IN CHECKLIST
1. Check to see when the rent is due.
2. Find out where to go to pay your rent, who it should be given to, or where it should be sent.
3. What are the late charges for rent not paid on time? When do these charges begin?
5. When is the deposit returned?
6. How can you lose this deposit?
7. Is there a pet deposit? If so, how much is it? When can it get refunded? Can you get this deposit back if you no longer have your pet?
8. How soon after you move out is the deposit returned?
9. Can you have roommates and what is the building’s policy on adding someone to the lease if necessary?
10. What exactly does the rent include?
11. Does the rent include any utilities? If so which ones?
12. Is parking included in the apartment rental or is there an additional charge?
13. What repairs are covered within the lease? If something happens and repairs need to be made by building management, who needs to be called? Are there any charges for repairs not covered in the lease?

Rental Lingo - The Need To Know’s

We thought in the spirit of moving season a little apartment terminology would go a long way. These definitions from Apartments.com might give you some more insight on what to expect…well, when expecting a new place. Can you think of any we missed?

Alcove: A small, separate space in an apartment which can house a kitchen or bedroom arrangement.

Apartment: A rented space in either a building, house or flat. Apartments are rented with a lease, a legal contract stating the terms of the rental.

Condominium: A space that is purchased in a building, including an apartment and a percentage of the common living space in the building.

Condominium Lease: Similar to a rental lease, except the apartment has a private owner. This type of lease may have more negotiable terms as only one owner is involved.

Furnished Unit: An apartment that comes fully equipped with furniture and amenities. These units may be available for either a short- or long-term lease.

Loft: A big, open space that has been converted into an apartment. Because of their popularity, loft-style apartments are now being built from the ground up. Their high ceilings and large windows are ideal for those who like to throw parties or need extra space.

One-bedroom: An apartment that includes a bedroom, kitchen, bathroom and living area. A one-bedroom with a separate room not as big as the bedroom may be listed as a 1.5 bedroom, a junior four (four rooms), a flex two or a convertible two (two bedrooms).

Rental Lease: A legal document stating the dates, price, rules and other stipulations for the rental agreement between an individual and a management company or landlord. Once signed, they are hard to break unless you have a serious problem as outlined in the document.

Studio or Efficiency: A one-room apartment with a separate bath. A studio may also have a separate kitchen area. Traditionally thought of as an artist’s space, the studio is usually a less expensive option and great for those who don’t need a big space.

Sub-lease: Taking over a lease in a co-operative or rental apartment from the current tenant. The sublet renter usually shares responsibility for the apartment with the main leaseholder.

Two-bedroom: An apartment with two bedrooms and typically four, five or six total rooms. The bedrooms may have exact layouts or may vary greatly in size. There may be one main bathroom or a master bedroom and bath with another bathroom near the central living area.

Walk-up building: Usually the least expensive type of housing, these are four- to five-story buildings often constructed as multi-family housing.
